Living in Brandon, Mississippi
Brandon is the county seat of Rankin County, just east of Jackson. It pairs a small historic downtown with newer neighborhoods, an outdoor amphitheater, and quick access to the Ross Barnett Reservoir. It's also where a lot of our work happens, especially around the Rez.

What Brandon is like
Brandon has grown from a small courthouse town into one of the larger suburbs in the Jackson metro, with just over 26,000 people as of mid-2025. Downtown is a National Register historic district around the Rankin County Courthouse, with local restaurants and the Black Rose Theatre Company.
Most of daily life happens along the main roads into town, with shopping and schools spread through the neighborhoods. Parks include Quarry Park and Shiloh Park.
The Reservoir side of Brandon
The Ross Barnett Reservoir covers about 33,000 acres on Brandon's northwest side. The Pearl River Valley Water Supply District runs it, with 16 parks, 22 boat launches and 23 miles of trails, and it has developed 66 subdivisions with over 5,800 homes around the water.
A lot of Reservoir homes have a Brandon mailing address but sit outside the city limits, and many are zoned to Northwest Rankin schools instead of Brandon schools. If schools or city services matter to you, check the exact address. We're happy to look it up for any home you're considering.
Things to do
The Brandon Amphitheater opened in 2018 on a former rock quarry and seats about 8,400 people. It hosts concerts plus city events like Freedom Fest and the Magic of Lights holiday show.
On weekends you'll find people on the Reservoir boating and fishing, walking the trails, or heading into downtown Brandon for dinner and a show.
