Gluckstadt at a glance

Based on information from MLS United, LLC. for the period October 1, 2025 through September 30, 2026.

What Gluckstadt is like

Gluckstadt was settled in 1905 and stayed an unincorporated community for over a century. Its name means "lucky town" in German. Residents filed to incorporate in 2017, Canton's competing annexation held things up in court, and the Mississippi Supreme Court cleared the way in 2021. The city became official on June 6, 2021, covering nearly 11 square miles, and it held its first city elections in 2025.

It's still a young city, so some services come from outside. Fire protection, for example, is through the Madison County Fire Protection District. The population estimate has climbed every year since 2020, from about 3,100 to 3,500 in mid-2025.

Mission Park and Lake Caroline

A lot of the new construction here is in communities like Mission Park, where we toured a brand new home listed around $433,000. Lake Caroline sits west of I-55 just off the Gluckstadt Road exit, with an 18-hole championship golf course, a lakeside cafe and homes along the water. We've toured new construction there too.

City limits and the Madison annexation case

In June 2025 a Madison County chancery judge approved Madison's plan to annex land north of its city limits, roughly east of Bozeman Road to east of U.S. 51 plus a smaller area west of Highway 463 and south of Gluckstadt Road. The judge denied Gluckstadt's competing bid for the same land. Gluckstadt appealed, and as of September 2026 the case was before the Mississippi Supreme Court.

Because of that, and because many homes here use Madison mailing addresses, don't go by the address alone. We can confirm which city, if any, a specific home is in before you make an offer.
