What's your home worth?
Online estimates are a starting point, but they can't see your new kitchen, your lot, or the street you're on. Tell us about your home and we'll pull recent sales nearby and give you a real range, for free.

How it works
- Tell us about the home: Address, anything that's been updated, and when you might sell. It takes a minute.
- We pull the sales: We look at recent sales, homes under contract and active competition near you, adjusted for size, age, condition and lot.
- You get a range: We'll send you a price range and what's behind it, and answer any questions. No pressure to list.
What moves the number
Two homes with the same square footage can sell for very different prices. These are the things we look at closely:
- Recent sales nearby, ideally in the same subdivision and the last six months
- Size, layout, bedrooms and bathrooms
- Age, condition and updates (kitchens, baths, roof, HVAC)
- Lot size, acreage, water frontage and views
- School district and attendance zone
- How many similar homes are for sale right now
Why online estimates miss
Automated estimates work from public records and nearby sales. They usually don't know about updates, condition, or what makes one street more popular than the next, and they can be off by a lot in neighborhoods with few sales or very different homes.
Common questions
Is the home valuation really free?
Yes. There's no cost and no obligation to list with us.
Is this the same as an appraisal?
No. An appraisal is done by a licensed appraiser, usually for a lender. We put together a comparative market analysis: a price range based on recent sales, to help you plan.
What areas do you cover?
Madison, Rankin and Hinds counties, including Madison, Ridgeland, Brandon, Flowood, Pearl, Clinton and Jackson.
