Living in Madison County, Mississippi

Madison County sits just north of Jackson, with I-55 running up the middle, the Ross Barnett Reservoir on the Ridgeland side and the Natchez Trace Parkway passing through. It has about 116,000 people and five main cities: Ridgeland, Madison, Gluckstadt, Canton and Flora. Each one feels different, and school districts don't always follow city lines.

The cities and how they differ

Ridgeland (about 24,750 people) is the closest to Jackson and has a lot of the area's shopping and dining, with Renaissance at Colony Park, the Township and Old Trace Park on the Reservoir. Madison (about 28,575) is the largest city, known for its schools, established neighborhoods and gated golf communities.

Gluckstadt (about 3,500) is Mississippi's newest city, incorporated in 2021, with a lot of new construction and Lake Caroline nearby. Canton (about 10,873) is the county seat, with the historic courthouse square, the twice-a-year Canton Flea Market and the Nissan plant. Flora (about 1,677) is a small town in the western part of the county near the Mississippi Petrified Forest.

Schools

Most of the county is in the Madison County School District, which earned an A for 2025-26. Its high school feeder patterns include Madison Central, Germantown, Ridgeland and Velma Jackson. The City of Canton and part of Gluckstadt are in the Canton Public School District, which earned a C.

Mailing addresses can be misleading here. A Madison or Canton address doesn't tell you the city or the school district. Many Gluckstadt homes use Madison addresses, for example, and newer subdivisions with Canton addresses near Gluckstadt, like Glenwild and Woodgate, are zoned to Germantown schools. Check the school zone for the exact address.

Luxury homes in Madison County

Many of the county's high-end communities are in the Madison area. Gated Reunion and Annandale, each with a private golf club, are covered on our Madison page, along with new custom streets like Welchshire. In Ridgeland, there's gated Bridgewater and homes along Lake Harbour Drive near the Reservoir.

Lake Caroline, off the Gluckstadt Road exit, adds lake and golf living, and we've toured new construction there.

The Census median home value for the county is $311,100 (2020-2024). Based on MLS data, the median sold price in Madison County was $355,000 in September 2026 (115 sales). Values vary a lot by city, from about $112,000 for the City of Canton to about $353,000 for the City of Madison (Census medians).
