How to read these numbers

The main figures come from MLS United, the listing service local agents use. For each area you'll see the median sold price for the month, how many homes sold over the past 12 months, the average days on market and how many homes were listed for sale.

Monthly sale prices bounce around in small towns where only a handful of homes sell. When fewer than 10 homes sold in a month, the median across the full 12 months is the better guide. MLS areas follow mailing addresses, so a town's numbers can include homes outside its city limits.

The Census median home value comes from the American Community Survey. It's what owners estimated their homes were worth, averaged over five years, so it runs behind the market but it's useful for long-run context from city to city.

Neither one tells you what a specific home is worth. Size, condition, lot, school zone and the exact street all move the number.
